Selling Mistakes

1) Being Oblivious of Your Rights & Responsibilities

 

Real estate contracts can be very complex and confusing.  Since they are legally binding documents, it is important that you understand what you are responsible for before signing the contract.  Also, review your contract before going to closing and before giving possession to the buyer.  Know what your net proceeds will be before arriving at the closing, and remember to leave items with the property which are included in the sale.  Not being familiar with your contract could cost you hundreds, or even thousands of dollars on repairs and/or inspections.

2) Asking The Wrong Price For Your Property

It is crucial that your property is correctly priced.  Sellers, naturally, want the highest price at the shortest marketing time.  Placing an excessively high price on a property often proves to be counter-productive to this purpose. Before you set your price you should review actual, documented sales prices and comparables in your area.  Your agent should prepare a CMA - comparable market analysis.  A high listing price will often cause prospective buyers to anticipate more upgrades and features than what your property offers, or cause them to lose interest before they even view your property. As a result, overpriced properties take longer to sell, and usually sell at a lower price.

3) Only Using One Method Of Marketing/Advertising

There are many ways to market and advertise your property these days such as Multiple Listing Services, ads in Homes Magazines, Real Estate Websites, Flyers, etc. Your realtor should employ a wide variety of marketing techniques. You also want to select a realtor who is going to be committed to selling your property.  Your agent should be readily available for every phone call from a prospective buyer and accessible for showing the property.   Many contacts are made during business hours so verify that your agent will be ready to sell your home during these hours. You want a full-time professional working for you, not a part-timer who has a full-time job elsewhere or a hobbyist, who is dabbling in real estate to have something to do.


4) Trying To Sell To Window Shoppers

It is important to be able to distinguish realistic potential buyers from mere window shoppers.  People who don't employ a realtor are often several months away from buying, and are more interested in browsing the market than actually making a purchase. Many times they are not ready to make a purchase because they have not sold their home, are not financially prepared, or they may even be unsure as to whether they want to relocate.  You only want pre-qualified buyers viewing your home with a professional.


5) Not Preparing Your Home For Sale

Your property needs to be made as presentable and as pleasant as possible when attempting to sell to prospective buyers. Be sure to make any necessary repairs and clean. A dirty home in need of repairs will lower the value of your home and even turn away some buyers.

6) “Pressuring” while showing

Buying a home can be an emotional and difficult decision. So it is not a good idea to pressure or negotiate with prospective buyers while they are viewing your property. It is best to be away while your home is being shown.  Buyers will feel more comfortable if the owner is not present. They will stay longer, taking the time to get a good look and feel for its suitability for their needs and wants. 


7) Choosing The Wrong Real Estate Agent

Experienced real estate agents cost no more than brand new agents. There is a greater probability the experienced agent will be able to negotiate a higher price for your home, in less time and with fewer hassles. It is important to select the right agent for your home and your area.  Selling your home may be the most important financial transaction that you will ever make. Choose your agent wisely.  Be careful not to pick the agent who quotes the highest listing price.  He or she is either bidding for your listing or is not knowledgeable about pricing in your area.

8) Locking Yourself in

You shouldn't rush or be pressured into selecting a real estate agent. But sometimes it is possible to misjudge and hire the wrong agent to represent you, or perhaps the first impression was good but the agent has not followed through and is not meeting your expectations. In any case, you should have the right to make other arrangements. Also you should have the right to choose another agent instead of just being appointed another one without consulting you. Make sure you understand your options before signing a real estate listing agreement.
